SWAMIH Investment Fund-I has concluded a financing agreement worth 399.5 crore rupees to fund the project of SRK Buildwell Private Limited, named ‘Project Nirala Grand,’ in Greater Noida. Such a financing agreement in this stage of project development marks a milestone in funding this residential project to speed up its completion in line with SWAMIH’s intent to revive stalled projects and earn confidence of buyers again.
Last Mile Funding Revives Greater Noida Project:
The development of SRK Buildwell Private Limited’s real estate project, Project Nirala Grand, located in Greater Noida, is now set to receive major traction with the provision of ₹399.5 crore of financial support by the SWAMIH Investment Fund-I. The deal was finalized towards the later end of November 2025 and directly addresses the major financial challenge associated with the development of real estate properties. The financial support is intended to accelerate the development of the residential real estate project towards the final stages.
SWAMIH’s Mission Targets Stalled Developments:
SWAMIH Investment Fund-I, established in November 2019, operates as India’s largest social impact fund dedicated to resolving stressed and stalled residential projects. Managed by SBI Ventures Limited and sponsored by the Ministry of Finance, the fund’s objective is to provide priority debt financing to projects close to completion that are RERA-registered and primarily in the affordable and mid-income segments. As of December 15, 2025, SWAMIH had already delivered approximately 61,000 homes across 110 projects nationwide, with a target to eventually complete over one lakh homes and provide relief to more than four lakh individuals. The fund has unlocked over ₹37,400 crore in capital across 127 projects, underscoring its significant impact on project revival and the broader real estate ecosystem.
Greater Noida Market Dynamics:
Project Nirala Grand is located in Sector 1, Greater Noida, an area which has displayed robustness in the National Capital Region real estate market. During the quarter of Q2 2025, the area of Greater Noida observed a promising rise in the demand for houses by 3.8% quarter over quarter, along with a 5.3% rise in the supply of properties. It also observed an increase of 8.4% in the prices of properties. These factors display the increased demand for property in the area. The rates of properties in the area have increased significantly, as the average property rates rose by 98% during the period of Q1 2020 to Q1 2025. SRK Buildwell Private Limited is a private company formed in the year 2011. It deals in the real estate segment.
